What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures your property with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area and the overall layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Property taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more square footage than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Putting a property up for sale

A measuring service can secure fair market value for your home. Area is one of the most important elements potential buyers look for when purchasing a house — but since these values are frequently approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

Information for real estate professionals

To ensure that your client's property closes at a price that accurately reflects market value, we recommend requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic to entice potential buyers since they can see the layout and features of the house before and after touring.
